A mixed-use project along Coast Highway, including an exotic car showroom and housing that has drawn opposition from hundreds of residents who live nearby, was given the green light by the Newport Beach Planning Commission. The project would redevelop an existing shipyard sales lot at 2510 W. Coast Highway with an 8,741-square-foot showroom and 750-square-foot office in front of a three-story, 35-unit apartment building. The apartments would be a mix of 10 studios and 16 one-bedroom and nine two-bedroom units. Of those, three units would be made affordable to very low-income households. The project has been in the planning for about two years and is being developed by Mark Moshayedi, who already owns commercial property in the surrounding area. A proposed mixed-use project on Mariners Mile moved closer to fruition after receiving a round of permit approvals from the Newport Beach Planning Commission on Thursday, to the dismay of some concerned residents. Mariners Mile is a 1.3-mile-long stretch of Pacific Coast Highway between Newport Boulevard and Dover Drive. The commission approved on a 5-1 vote a resolution that includes a coastal development permit, conditional use permit, site development review and a tentative parcel map. Planning Commission Chair Erik Weigand dissented and Commissioner Lauren Kleiman was absent. The proposed project would replace an existing marine sales facility with a development that is expected to consist of three stories of 35 residential units and a one-story 11,266-square-foot boutique auto showroom, according to a city staff report. At least three of those residential units will be priced for low-income households. Image Credit: A view of Mariners Mile looking south along Pacific Coast Highway. The letters sent to the Planning Commission need to state our arguments against the project. This is critical! The project will result in significant traffic and safety impacts The project will impact view from West Coast Highway, John Wayne Park, Cliff Drive Park and Newport Bay The project does not blend with the community The project will negatively impact the marine industry The project should undergo environmental review. There are obvious significant impacts The community needs time to understand the effect this and other planned projects will have on the Mariners Mile. |
